CLAREMONT, CA – Courier Place Apartment Homes in Claremont, CA, have been honored for design excellence by the city’s Architectural Commission. The annual award is presented to new and existing residential and commercial projects that reflect the superior architectural design for which Claremont is known.
Developed by Irvine, CA- headquartered Jamboree Housing Corporation and designed by William Hezmalhalch Architects, Inc., of Santa Ana, CA, Courier Place offers transit-oriented living and represents a new standard of sustainability in affordable housing. The 75-apartment development is also a multigenerational property and is designed to be LEED (Leadership in Energy & Environmental Design) certified for Homes Platinum, the highest LEED rating.
“Courier Place has an architectural design that integrates contemporary and traditional elements, which include exterior materials such as stucco finished walls, board and batten siding, and metal canopies,” said James Sink, Architectural Commission chair, in making the presentation. “Furthermore, Courier Place is in perfect harmony with the surrounding neighborhood and consists of various sustainable features.”
Located at 111 South College Boulevard in downtown Claremont, Courier Place is a walkable apartment community on a 3.4-acre infill site across from the Metrolink rail station and near shopping, schools, parks, and entertainment.
Laura Archuleta, Jamboree President, says Courier Place represents a milestone for Jamboree, one of California’s largest affordable housing developers. “I believe Courier Place initiates a new age of housing that is sustainable, affordable and multigenerational,” she notes. “We are honored to be selected for the Architectural Commission’s design award and we also salute the City of Claremont and all of our partners for helping to bring Courier Place to reality.”
Designed as a LEED Platinum development, Courier Place’s advanced sustainable footprint has elevated the property to new heights for affordable housing by exceeding California’s Title 24 energy-efficiency standards by more than 35%. One of the nation’s most comprehensive energy efficiency policies, the purpose of Title 24 is to provide California with an adequate, reasonably-priced, and environmentally-sound supply of energy.
Courier Place is also designed to accommodate the state’s AB-32 legislation, formally called the Global Warming Solutions Act of 2006, which mandates that California must reduce its greenhouse gas emissions to 1990 levels by 2020. Additionally, Courier Place responds directly to California’s greenhouse gas law SB-375 that requires new residential development to be located near public transportation to reduce vehicle miles traveled (VMT) and carbon emissions, a primary ingredient in global warming.
Courier Place is Jamboree’s first multigenerational apartment development designed for working families and seniors. As a multigenerational community, Courier Place is home to both seniors and working families who earn between 30% and 50% of the Area Median Income (AMI). The seniors building features 38 one-bedroom apartments, an elevator, a third-floor deck patio and a two-story recreation space. The family apartments, encompassed within two buildings, consist of 36 two- and three-bedroom apartments, each with two bathrooms.
Multigenerational living is an increasingly popular lifestyle concept based on the idea that the blending of families and seniors builds a stronger community and offers a lifestyle that enhances health and happiness. In a mature community such as Claremont, with thousands of long-term residents and a large, yearly influx of college students, the mix makes perfect sense. The average age of seniors currently living at Courier Place is 75 and the 36 families living there include 66 children. Oakmont Elementary School, El Roble Junior High and Claremont High School serve resident families with school-aged children.
Former Claremont Mayor Sam Pedroza said at the grand opening that he and his fellow council members welcome the addition of Courier Place to the city’s housing mix. He pointed out that the new development provides a much-needed affordable housing component to Claremont’s Village Expansion, a former industrial tract adjacent to the downtown area that has been transformed into a new shopping and entertainment district. “I look forward to showcasing Courier Place to other cities as a model of what can be achieved when working with an involved, thoughtful community and an experienced developer,” said Pedroza, who continues to serve on the city council.
A housing milestone for the City of Claremont, the three-story, garden-style Courier Place provides residents with convenient laundry facilities and a 3,000 square-foot recreation center with property management offices, a multipurpose room, kitchen, restrooms, and computer lab. Outdoor amenities include a swimming pool, patio dining area with barbecues, and a tot lot. The Advent Companies of Mission Viejo, CA was the general contractor and The John Stewart Company provides onsite property management.
